But those maps come with limitations, Eby said. has customarily meant looking at FEMA maps, designed to delineate flood risk areas for purposes of requiring those within them seeking a federally-backed mortgage to obtain flood insurance. "We did this because the data hasn't existed," said Matthew Eby, founder and executive director of First Street. In Michigan, First Street finds almost 400,000 more properties with flood risk than FEMA identifies - a big potential liability for property owners and renters, as most outside of FEMA flood zones are probably not covered by flood insurance, meaning their regular insurance wouldn't cover their losses if a flood occurred, and forcing residents to pay out of pocket for hundreds or even thousands of dollars in damages. . A nonprofit consortium of university researchers have reassessed the flood risk for every property in the nation - more than 142 million homes and properties across the contiguous U.S. - exposing a federal flood mapping system that is often either badly outdated or missing information altogether.īrooklyn-based First Street Foundation's release Monday of its flood risk data - and its modernized, more comprehensive model for assessing it - identifies 70% more properties nationwide with flood risk than the Federal Emergency Management Agency's Special Flood Hazard Areas maps.

![]() The Primals Zepp Tour 2018 -Trial By Shadow- June 2 by Tien Hoang.Overall, highly recommended for cinematic soundtrack followers. Listeners should feel satisfied with the expansive digital release, which is filled with rich themes and dramatic cues throughout, including the outstanding “Ever We Fight On”. While the soundtrack offers little new to the series, it does build on an already successful approach. Once again, Joris de Man demonstrates his command of the Nimrod Session Orchestra with his various emotional and exciting orchestrations on Killzone 3. It’s interesting to see de Man enrichen the series’ stylistic elements, while still mostly focusing on fully-fledged symphonies. “Sniper Crossfire” and “Escape on the Tram” are other outstanding tracks that mix organic instrumental performances with electronic beats, both to exciting effect in context. The guitar riffs used in the centre of the track will definitely inspire attention, while the use of electronic beats fits the futuristic setting. “Grab The Minigun” is one of the most surprising action scores on the soundtrack, since it mixes stealth orchestrations with contemporary elements. The second half of the soundtrack features tracks used in the main environments, and some of these tracks represent a shift from what listeners are used to. In a manner reminiscent of Michael Giacchino, Joris de Man somehow manages to combine a classical majesty in these tracks with the emotional depth and grit necessary for a video game score. Another track that works excellently on a number of levels is “Unfair Fight & Captured”, which offers a dark personal insight into the central character. Building on the Killzone 2 soundtrack, both feature particularly epic use of chorus. Other impressive cinematics include the heart-pounding introductory cue “Dies Irae” and climactic centrepiece “No Exit Strategy”. ![]() While these tracks are all cinematic, they’re fortunately long and rich enough to stand on up on their own. Once again, de Man demonstrates his capacity to develop his music in a fluid and dramatic manner to complement the ever-changing visuals. Tracks such as “Just a Moment Ago” work excellently for retrospective scenes in the game, while being a rollercoaster of emotion in their own right. ![]() It’s bound to leave a strong impression on listeners right from the menu screen.Īs with the first two instalments of the series, Joris de Man focuses much of his attention on intricately scoring the cinematic cues in the game. It’s quite a departure from previous themes in the soundtrack, but still maintains the characteristic essence of the franchise while staying memorable at all times. ![]() The Nimrod Session Orchestra once again bring out the most of the music here and the strings, in particular, capture the bittersweet emotions of the game. The track initially represents the hostile environment of the soundtrack with dark ambient orchestration, but transforms into a more hopeful and heroic anthem at the centre. The soundtrack begins with the headlining theme for Killzone 3, “Ever We Fight On”. It is available commercially and can also be downloaded with a voucher featured in the special edition versions of the game. To coincide with the game’s release, the soundtrack was released digitally. The soundtrack reunited the team from the Killzone 2, including gifted symphonic composer Joris de Man, the experienced performers of the Nimrod Session Orchestra, and the recording engineers at Abbey Road Studios. Killzone 3 continued Sony Computer Entertainment’s line of post-apocalyptic first-person shooters in 2011 to solid commercial and critical reception. Then, one day during a conversation, my mom let out that the kidneys weren’t for the cat and that we were actually eating them ourselves. This went on for several months until, my mom began asking only for the kidneys. Well, the old butcher thought we were getting the kidneys to feed our cat, so he practically gave them to us without charging. So, mom started buying beef liver and kidneys to serve with our homegrown vegetables. Now, my mom fell on hard times while she was between housekeeping jobs and it was getting hard to put meat on the table. I also remember that he kept a candy dish near the register for us kids when we were sent by our parents to pick up an order. His English was fair, but the European accent gave it a foreign flair. He knew his customers by name and even us kids when we shopped for our parents. Our particular neighborhood butcher was on Conant Avenue, a few blocks from our home, and was owned and operated by a kindly old Polish gentleman who had migrated here to escape the war in Europe. The butcher shop was also a gathering place for the ladies to exchange recipes and gossip. You can always know that a new deck from Bombsquad did not come from an engineers cad design, it comes from riding in the real world and striving to meet a set of performance characteristics identified in the downhill test lab.Every Complete longboard requires three and only three components - the wheels, trucks, and bearings. Our company goal is pretty simple – “Deliver high performance longboarding products that deliver maximum results to our customers.” That is easy to say, but can actually be difficult to do. ![]() The SaltFlat aluminum speedboard that you will find in our webstore at is the result of real riding research design development. We accumulated quite a pile of rejected designs that just did not deliver in real world downhill riding. Our first adventure into producing a high performance longboard deck began several years ago with the same trial and error process as our Noseguards. They are sold all over the world and are found in many retail stores and ecommerce sites. Bombsquad now offers a patent pending Noseguard design to fit most popular decks. It took a lot of trial and error development to find a Noseguard design that actually worked and was easy to mount. Nasty head-on terminal crashes were ending the life of too many great decks! The idea of coming up with a protective device for the nose of longboards originated from our personal losses of great decks. Thus the Bombsquad noseguard.īombsquad Longboarding actually began about three years ago with the development of our Noseguard product line. So after a several tweaks and changes, we’ve come up with a full proof way to give your expensive board some inexpensive insurance. ![]() ![]() We pretty much started out by coming up with an idea to save the front of our boards in the event that they shot off into a curb at high speeds. We also get a lot of help from the rest of our Bombsquad crew as well. |
